Living Luxury In Billings, Montana

Billings is well known for its mix of urban amenities provided by the downtown area combined with the natural beauty of the Rimrocks, making it a perfect living destination for people of all kinds. 

Whether you’re an outdoor lover, want a city feel, or really just want to be somewhere that has a small town vibe (while also having access to all of your favorites, like Target and Starbucks), Billings truly has it all. 

The various communities around town give you the ability to choose the area that best fits your style and living needs. 

For example, if you like to be in the heart of the action, downtown is the place for you. But if a more quaint living environment surrounded with marvelous Montana views is more of what you’re looking for, Northwest is a great option.

With all of these things considered, there is one aspect of Billings that is often overlooked – and that is the luxury living that’s right at our fingertips. 

While our area of course appeals to outdoor enthusiasts and families, that doesn’t mean there’s not some luxury mixed in. 

In fact, there’s quite a few areas around town that make the perfect luxurious living situation for those that are in search of just that!

As a real estate agent, I get the pleasure of touring these areas quite often, so in this blog post I’m taking you on a tour of what living luxury in Billings can look like!

Luxury Neighborhoods In Billings, Montana

In most cities, there’s always that one part of town that’s known for the million dollar, luxurious homes. 

They’re usually famous for their Christmas lights or serve as the go-to street for Halloween that gives out full size candy bars.  

Typically, everyone knows about these areas and it’s often a place that many people just love to drive through.

But in Billings, luxurious living is a bit different!

There’s not just ONE street or community that provides a luxury feel or showcases the beautiful homes. In fact, there are actually quite a few.

What makes this so perfect is that each area offers something different, which means that you as a buyer get the opportunity to choose the luxurious area that’s best for you!

So, let’s break it down ⬇️

Northwest Billings

Northwest Billings is truly the best of both worlds offering wooded, private and mostly secluded areas while also giving you the ability to venture only 10-15 minutes to your nearest grocery store or favorite local restaurant.

  • Ironwood Estatesa 312-acre community with only 350 oversized homesites giving you plenty of space for your luxurious living.

This neighborhood, situated just 15 minutes from downtown, is a newer build community with the oldest home dating back to only 2002.

Ironwood is built to be a family friendly nature lover’s paradise featuring mountain views for gorgeous sunrises and sunsets and plenty of wildlife wandering the streets on any given day!

Depending on the type of luxury you’re looking for, single-family home prices range on average from $700,000-$1M.

  • Gregory Hillsfeatures single-family homes for sales prices averaging $1,200,000

This neighborhood is a very quiet, yet well known community with a lot of larger homes and remodels. If you’re looking for new construction, you likely won’t find it here!

Overall, Northwest is known for its central location that allows you to enjoy your privacy while being able to hop right into your daily life in just minutes and the schooling within the area is no different.

Ironwood and Gregory Hills students will attend Boulder Elementary, Ben Steele Middle School, and Billings West High.

West End Billings

Next up is West End and the best way I know how to explain this area is like ✨ that girl ✨ of Billings and if that TikTok slang makes absolutely no sense to you, “that girl” refers to the type of person that people aspire to be. 

This is easily one of those communities that people drive through to dream. Big, beautiful homes line so many of the neighborhoods, which is what makes the area extra special, especially as a realtor.

The cool part about West End is that whether you’re the type of person that likes to be in the middle of the action and just down the street from your favorite restaurant or more on the outskirts, West End caters to both and with so many neighborhoods in the area, you’re sure to find the one that best suits you.

As far as luxury goes, you have quite a few options:

  • Greensleevesfeatures single-family homes for an average sale price of approximately $1-3M

This neighborhood is divided into two sections (North and South), which are connected by beautiful  bridges that connect walking paths abundant in both neighborhoods.

In this community, you have access to a pond, creek, and natural parks making it a lovely space to get outside and enjoy the amenities.

  • Silveradofeatures single-family homes for sale averaging $1-3M

Silverado is just down the road from Greensleeves featuring larger lots, incredible sunsets, and space for lots of peace and quiet!

  • The Grovea new neighborhood in West End that is walkable to Elder Grove School with homes averaging $800,000-$1M

This neighborhood actually housed a 2023 Parade Home that was STUNNING!

And if you aren’t familiar with Parade Homes, they are the best of the best that are typically custom built, so you can bet they’re top tier!

  • The Ninesthe concept for The Nines is a mixture of residences ranging from single family homes with detached garages or outbuildings to smaller luxury villas for people looking to downsize while retaining the custom-made features of an upscale home, all averaging between $800,000-$2M

This unique and upscale neighborhood features a community pool house and fitness center, large open parks, walking paths, and easy access to walk your kiddos to school at Elder Grove, giving you access to so many things you need right on site!

  • Rimrock Westan established subdivision featuring traditional style homes that range in price from approximately $600,000-$1M

This neighborhood is known for its phenomenal location! It’s right in the middle of town, but it doesn't feel like it. When you drive in you'd truly never know it's there!

There are tons of parks and green space surrounding the subdivision and you can be to your favorite local restaurant in just 5 minutes.

Downtown Billings

While Downtown Billings isn’t *quite* New York City level, it does bring its very own city vibe  and provides the opportunity for residents to live in very close proximity to all of the action.

The homes you’ll find in this area are on the older side providing a completely unique and historic feel with mature tree lined streets that allow you to walk or bike to all of the downtown favorites listed above.

The most well known spot for luxury living in Downtown is The Mansion District (Clark Street) where you’ll find homes averaging $700,000-$1M.

If you’re a lover of older, classic homes that have been slightly remodeled to have a modern feel, Clark Street is your go-to.

And BONUS if you’re a Halloween lover – this is where all the action is on October 31st! 🎃

Luxury in Lockwood and Laurel

Now, let’s take things outside of town a bit! In Billings, the further away from town you get, the more space you’ll have. 

We’re talking more acreage, more secluded areas, and overall a more “off the grid” feel. 

As you make your way 15-20 minutes from Downtown Billings, you’ll find Lockwood, which is home to just over 8,000 residents making it a tight knit community.

In the area you’ll find that there’s a suburban rural mix with many homes to choose from that have more of a country feel with fewer restrictions.

While Lockwood isn’t necessarily considered a hot spot for things to do compared to Downtown or West End, people are drawn to this area for two main things: the schools and the space. 

When it comes to living luxury in the Rolling Hills Ranchettes neighborhood will catch your eye with a subdivision style neighborhood featuring single-family ranch homes for an average sale price averaging $600-$800K.

Then, about 30 minutes away in the opposite direction, you’ll find the lovely Laurel, MT – another tight knit community of about 7,000 people. 

Laurel truly feels like your typical Hallmark town – the one with few redlights and small sidewalk streets where everyone knows everyone, visitors are welcomed with smiling faces, and there’s of course tradition that everyone takes part in (like the famous July 4th parade)!

When it comes to living luxury in Laurel, Clarks Point is the place to be. Here you’ll find insanely gorgeous homes (most custom built) all with those beautiful Montana views that can’t be beat. 

To buy in Clarks Point, you’re looking at at least a 1 million dollar price tag!
