Your Summer Home Maintenance Checklist

Summer is known for its activity-filled, blue sky sunny days.

It’s known for its sticky fingers as a popsicle melts too fast 🍭

It’s known for its relaxing patio nights & staying up past bedtime. 

And those sunburns that turn into tans, given enough time. 

Summer is arguably one of the best times of year, filled to the brim with activities & fun. 

Which is why we kept the Summer maintenance list pretty short. 

You’re busy. And when you’re not running kids from camp to camp or play date to play date, home maintenance is something that is low priority! Summer is meant for you to enjoy too! 

So here are three biggest bang for your buck tips for Summer home maintenance. 

1. Check out the perimeter of your house - Negative drainage is the thing that is called out on almost every house when it comes to inspection. And with good reason. 

The biggest enemy of a house is water. Doing your best to keep it away can be an easy maintenance task until it becomes a major problem - so that’s why it’s good to check on it every once in a while. 

Negative drainage is where the grade of the soil up against your house is sloped towards the foundation. This can lead to water pooling + sitting right up against the foundation, which over time can cause some problems. 

Very simple to fix - pull the dirt away from the foundation & build it back up so that it slopes away from the foundation - protecting your home from sitting water. 

This is also a great time to check clogged downspouts. Gutters & downspouts are a huge component in protecting your home from negative drainage - it’s important to make sure they are working properly. 


2. Vacuum refrigerator coils - wait huh?? Yep I said it  - you know those coils on the back of your refrigerator? The ones that collect a lot of dust. Those bad boys need a little love every once in a while 

Vacuuming the condenser coils on the back or the bottom clears out all the dust and gunk that builds up over time.. These coils are critical to pushing heat out, so removing the dust and dirt will allow them to more efficiently keep the inside of the refrigerator cold. 

Which in turn prolongs the life of the refrigerator. 

3. Spray for wasps & bees - Another thing called out by most inspectors and honestly one of the most common things I see on an inspection notice. Regardless if you’re looking to sell or not, removing wasps nests & preventing any from being built will only improve the health of your property.

Wasps or bees will typically access the home/building through a pre-existing hole. If you have a wasp nest building, it might be sign of a broken roof shingle or damaged siding or eaves. 

By sealing all gaps & cracks around the eaves of the building, you can eliminate potential spots for them to build.

You can remove the nest, but they have a high possibility of being rebuilt if you don’t fix the pre existing hole. 

And lets be real – we aren’t trying to get stung during the summer time. Say less. 

If you can complete those three things prior to summer being over you can rest your head knowing you helped the health of your home and spend the rest of your summer days as you should be….
