This is the part of the selling process where you’ll work hand in hand with your realtor to strategically list your home and schedule showings and open houses, so that you receive the best outcome in the most timely manner.

Now, let’s get into what the listing and showing process looks like.

How To Get Your Home On The Market

Once you’ve chosen a local real estate agent to work with and taken the first steps to prepare your home for market, which includes a market analysis, completed any upgrades or renovations, staged your home, and taken professional photos of the property, it’s time to LIST!

Based on your market analysis, your real estate agent will help you determine the appropriate listing price for your home based on factors such as its condition, location, market trends, and comparable sales in the area.

From there, you'll sign a listing agreement that outlines the terms of your partnership, including the agent's commission rate, the listing price, and the duration of the listing agreement.

Once all the legalities are taken care of, your agent will handle the listing process for you so that your property gets added to the Multiple Listing Service (MLS) and potential buyers can actually find your listing.

Different Ways To Attract Buyers Once Your Home Is On The Market

Once your home is on the market, your agent will work with you to create a specific marketing plan that strategically promotes your home to potential buyers, which often includes advertising online, hosting open houses, and using social media to reach potential buyers.

Every agent utilizes different marketing strategies, which is why it’s important to ask questions and understand their specific process up front before you move forward with working with them!

You ultimately want an agent who has experience marketing properties and getting your listing in front of ideal buyers through various avenues.

Others need more foot traffic in order to attract the right buyer, so we plan accordingly for that.

And others require a little more online presence, so in that case we would utilize ads and heavily lean on social media to gain traction.

At the end of the day, it’s my job as your real estate agent to ensure that your property gets the attention it deserves so that we can get you to the closing table as soon as possible!

How To Navigate Showings Once Your Home Is On The Market

With all of that in mind, one of the most common questions that sellers ask once they list their home for sale is, “how do we navigate showings?”

And this is SUCH a valid question, especially if you plan to continue occupying the home while the property is listed for sale. 

It can feel stressful to think about having to navigate your daily life when there are potential showings scheduled in the midst of it all. 

While this part of the selling process can definitely feel overwhelming, this is where having a trusted realtor by your side is SO key!
